About us

Matt Morrison Property Group is a specialist property sourcing and development company that operate in central and southern Scotland. Since 2020, we have been involved hundreds of property transactions throughout Scotland. Focusing on, but not exclusively, lower end high yielding investment properties for ourselves and clients. We buy at discount from valuation, add value through refurbishment and then either let out to tenants or re-sell on the open market.

We are fortunate enough to work with many overseas and non-local buyers who trust us to take care of their investment property needs here in Scotland through our hands off service. Scottish property boasts some of the highest yields in the UK as well as a very buoyant rental and sales market.

Property Sourcing

Utilising our wide network of contacts within the Scottish property sector & our own
marketing efforts we source discounted and off market investment properties. Typically, we have exclusive access to our stock meaning there is no competition and better return on investment for our clients.

We typically operate on a retained basis for client buyers allowing them to work with us on an individual level, this means we can actively source their next investment property catering to their specific investment goals, chosen area & exit plan.

How it works.

Onboarding Call

All new client enquiries start with an onboarding call to ensure the relationship is going to be suitable for both parties. On this call we will discuss your investment plan, property experience & discuss any questions or concerns.

We will then draw up a bespoke property investment plan tailored to you and your situation. Once formally onboarded, we will then begin looking for your next investment property.

Property Sourcing

As touched upon above, we will then actively source you an investment property that fits your criteria in line with your bespoke plan. Our typical turnaround for bespoke clients is within 12 weeks of onboarding.

You will be presented with exclusive property deals detailing all relevant information relating to the property, full walkthrough video tours and photographs & any other quotes, reports or surveys as required.

Ongoing Management

Once we identify a property that you deem suitable and you wish to proceed, we have the full team in place to take care of your legal conveyancing work, full property refurbishment as required & ongoing management of your investment property. As a valued client you will have full access to our teams & 24/7 ongoing support from us.

We fully manage every aspect of the transaction through from sourcing the property, project management of refurbishment works & onboarding to our letting agency partners for a hands-free property portfolio building service.

Property Development

We are active in the property development space in Scotland. We have been involved in a wide range of development projects ranging from standard buy renovate and sell, commercial to residential conversions & new build land development for ourselves and clients.

We are experienced in buying, adding value through refurbishment, and then selling our development projects on the open sales market to get the maximum sales price.

We fully project manage our own works using our experienced team of trades and professionals.

Estate Agency

Launched in 2023, Matt Morrison Property Group are now offering a quick sale estate agency model. We offer a “no upfront fee” model for sellers, allowing them to market their property immediately without delays or cost.

Our small team works with you on a personal level to help with your specific property sales need and can help and advise you.

We list on all the major platforms, including Rightmove & are full registered with HMRC Anti-Money Laundering, Information Commissioners Office, The Proper Redress Scheme & Fully Insured.
